Terms & Conditions
1. Booking and Cancellation:
a. Once dates of a booking have been confirmed to you in writing or by email they can only be changed with our agreement and may incur an admin charge.
b. If a booking is cancelled we will endeavour to re-let the property, if it is re let, we will refund you in full minus an administration fee. If we are unable to re-let we will refund only the housekeeping and utility cost for that period.
c. If a booking is cancelled due to covid restrictions preventing travel (agreed at the time of the booking), we will provide a full refund of all monies paid or the option to switch to another date if available, allowing for any difference in price.
d. We may cancel bookings if the property becomes unavailable for reasons beyond our reasonable control including, but not limited to: flooding, fire, significant damage, failure of utility services or weather damage, a covid outbreak. In this event we will refund in full any sums you have paid.
e. If you commit a serious breach of our terms and conditions we have the right to terminate your booking and if you are already at the property we may require you to leave.
F. We do not accept third party bookings
G. Your deposit shall be returned to you in a timely manner once all necessary inspections have been made
2. We strongly advise you to take out Holiday Cancellation and Travel Insurance Damage Protection Insurance.
3. The property is available for occupation after 4 p.m. on the first day of your holiday and must be vacated by 10 a.m. on the last day, unless agreed otherwise .
4. No-one other than those named may sleep at the property. You may invite friends to visit but the number of people overnight in the property must not exceed four adults and one extra child.
5. You must keep the property clean and in good order and you will be responsible for any breakages. Any damage or any extra cleaning required if the property is left dirty will be charged for.
6. No pets are allowed to be brought onto the property, whether the paying guests or visitors
7. If we are concerned that guests are breaching our terms and conditions we have the right to enter and inspect the property at any time.
8. The Honeypot is a non-smoking property including the land, and this also includes vaping. Please do not use any illegal substances anywhere.
9. Unlimited internet is provided free of charge. Whilst every effort is made to ensure continuity of service, we cannot be held responsible for disconnection due to maintenance etc or MBORC (Matters Beyond Our Reasonable Control.)
10. The payment of a booking charge constitutes an acceptance of our Terms and Conditions.
11. The Owner or his representative shall be allowed access to the Property at any reasonable time during any holiday occupancy if needed
12. We reserve the right to decline a booking or impose additional security deposit fees.
13. This agreement is made on the basis that The Honeypot is to be occupied by you and others in your party for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and you acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
14. We allow parking for two vehicles on site. All other vehicles must be parked along the road (free)
15. Given the environmental and economic impact, we have a smart thermostat in operation which is set to a maximum of 24 degrees centigrade. You can adjust it yourselves up to this maximum. Please let us know if you require higher heating levels, and this will incur additional cost.
16. You must supervise young children everywhere outside on the site
17. You must respect an external noise curfew of 10pm
18. A late checkout will incur an additional fee deducted from the deposit, depending on the severity of the lateness
19. Lost keys will incur an additional fee of £30 to be deducted from the deposit
20. Use of the swimming pool, tennis court or any other equipment on site is done so at your own risk
21. The swimming pool will be opened and closed for the seasons at our discretion depending on the weather
22. We do not allow charging of electric vehicles on site
23. We will require a valid permanent address for all guests at the time of booking for the use of ascertaining that there is no attempt to establish an assured short term tenancy. Failure to provide this before 7 days of the booking will automatically cancel the booking and you may be charged a fair cancellation penalty.
24. For any internationally resident guests we will require valid passport numbers for all guests. Failure to provide this before 7 days of the booking will automatically cancel the booking and you may be charged a fair cancellation penalty. This will only be kept for the duration of the stay and will be deleted on file following check out.
